Commercial drywall in Kansas
Much commercial drywall work in Kansas comes from tenant finish and new office, medical and multifamily projects around the Kansas City metro, where wall types are complex and rated assemblies are common. We read the partition schedule, life-safety plans and reflected ceiling plans together so rated walls go to the correct height and every soffit is captured.
Residential drywall
For homes and multifamily units we take off by room or unit, including ceilings, garage fire separation, moisture-resistant board in wet areas and basement finishes, which are a large share of remodel work in Johnson County and Wichita.
Kansas pricing considerations
- Labor market. Drywall labor in the Kansas City metro competes with large industrial and data center projects. We price current local rates or your own.
- Freight. Board is heavy and bulky. Delivery and stocking charges for rural Kansas projects can be significant and are priced separately.
- Sales tax. Material is taxable. Labor on remodel work is generally taxable in Kansas, while labor on original construction is generally exempt. See our contractor sales tax guide.
Typical waste factors

Frequently asked questions
How do you measure drywall from plans?
We measure wall length by partition type, multiply by height to the deck or ceiling as the type requires, count each layer and each face, deduct large openings, and add ceilings and soffits separately.
Do you include metal studs and track?
Yes. Studs and track are taken off by gauge, size and spacing for each partition type, along with deflection track, bracing and blocking.
Do you account for finish level?
Yes. Level 4 versus Level 5 finish makes a real difference in labor, so we price finish levels as specified, area by area.
