How Our Kansas Estimating Process Works

Ordering an estimate takes five steps: send plans and your bid date, receive a fixed-fee quote the same business day, approve it, let us complete the takeoff and Kansas pricing with a second-estimator check, then receive Excel, PDF and marked-up takeoff files before your bid is due.

Updated

Step 1: Send plans, scope and bid date

Use the quote form or email a plan-room link. Tell us the trades or CSI divisions you need, whether you want quantities only or full pricing, and when your bid is due. If you have a geotechnical report, finish schedule or bid form, include it: these are the documents most often missing from a plan set and most likely to change the number.

Step 2: Receive a fixed-fee quote

An estimator reviews the documents and replies with the scope, a fixed fee and a delivery date, usually the same business day. The quote also flags gaps we notice early, such as missing structural sheets or an unclear alternates list.

Step 3: Approve and we start

Approve the quote by email. There is no retainer, subscription or long-term contract. Most clients pay by card or ACH on delivery; repeat clients can be invoiced.

Step 4: Takeoff, Kansas pricing and QA

  • Quantities are measured digitally and tagged to sheet numbers.
  • Labor, material and equipment are priced for the project county, including freight and local tax.
  • Kansas-specific conditions are checked: code edition, frost depth, soils, wind and hail, prevailing wage.
  • A second estimator checks quantities and scope before release.

Step 5: Deliverables

Frequently asked questions

What file formats do you accept?

PDF plan sets are standard. We also accept DWG, RVT and IFC models, specification books in PDF or Word, and links to plan rooms such as BuildingConnected, PlanHub, iSqFt, Dodge or a Kansas reprographics plan room.

What happens when addenda are issued?

Send the addendum and we will quote the revision before starting. Small addenda are usually turned around within one business day. Because every quantity is tagged to a sheet, revisions are fast and traceable.

Will you sign an NDA?

Yes. Plans are used only to prepare your estimate, stored securely and never shared with other bidders. We are happy to sign your NDA before receiving documents.
